  4. Set the interest rate, loan term, maximum debt-to-income ratio and estimated tax/insurance rate.

Formula

Monthly income = Annual income ÷ 12.

Maximum total monthly debt = Monthly income × DTI limit.

Available for housing = Maximum total debt − Existing monthly debts.

The calculator solves for the highest home price where principal, interest, taxes and insurance fit within the available housing budget.

Example

With $100,000 annual income, $500 monthly debts, $60,000 down payment, 6.5% rate over 30 years and 36% DTI:

You may afford a home priced around $380,000–$400,000 depending on taxes and insurance, with a loan amount near $320,000.

Frequently asked questions

What DTI should I use?
A common conservative limit is 28% of gross income for housing only, and 36% for total debt. FHA loans may allow up to 43% or higher.
Does this include property taxes and insurance?
Yes. The calculator estimates taxes and insurance as a percentage of the home price and includes them in the monthly housing budget.
Why is my maximum price lower than expected?
High monthly debts, a low down payment, high interest rates, or a conservative DTI can all reduce affordability.
Is this a pre-approval?
No. This is only an estimate. A lender will review your credit score, employment history, assets and full financial profile for a real pre-approval.
How much house can I afford on $100,000 salary?
Using the 28/36 rule, housing costs around $2,333/month may be affordable on $100K gross. Enter your debts and down payment for a personalized estimate.
What is the 28/36 rule for mortgages?
Lenders often limit housing costs to 28% of gross income and total debt payments to 36% of gross income.
